In Gibsons, Sechelt and rural Sechelt, the greatest
concentration of sold detached homes are in the $200,000 to $250,000 range during the period
January 1/04 to April 30/04. This does not include waterfront properties. When waterfront
is examined on its own, the largest concentration of homes currently for sale is in the
$1,000,000 to $1,900,000 range.
Market movement: In April 2001
the benchmark price for a detached single family dwelling on the Sunshine Coast was $160,200,
in April 2002 it was $197,070, in April 2003 it was $220,160 and in April 2004 it was $294,550.
This is a 62.3% increase over 5 years.
In April 2001 the 3-month benchmark price for an attached/townhouse home was $155,094, in
April 2002 it was $158,056, in April 2003 it was $153,018 and in April 2004 it was $196,926.
In 2003 there were 250 residential building permits with a value of $50,027,800. This compares
to 2002 with 220 permits and a value of $40,143,000; 2001 with 144 permits and a value of $17,542,000.
In brief, the Sunshine Coast has enjoyed increased residential and commercial development.
This has been the result of the area offering more affordable housing and a quieter
lifestyle compared to the lower mainland.
