Why Should I Work with a Realtor?
With MLS listings online, you may wonder what the benefits are of working with a realtor. Why not just go it on your own?
To start with, you’ll get the advantage of expert knowledge when you deal with a real estate professional. Whether you’re buying your first home, or your tenth, many of the same questions will arise. Markets change, rules change, qualifications, change, government programs change, and tax systems change. Buying a home is the single largest purchase most people will make; give yourself the benefit of good advice by choosing to work with a realtor.

How Much can I Afford?
With the support of a lender, you may be able to afford more than you expect. In an ever-changing financial world, it is always best to consult qualified professionals. Whether you’re making a first appointment with a loans office at the bank branch where you opened your first checking account, or you’re enlisting the services of a mortgage broker, they’ll help you work out how much you can afford.
Filling out an application is your first step to acquiring financing. A qualified mortgage professional can walk you through the process and answer all your questions. The application form is a snapshot of you and your financial position; honesty is the best policy when filling these out.

How do I Start Looking for a Property?
The Internet is your friend! There are interactive web sites to help you put together a list of properties that interest you. My two favourites sites are MLS.ca and RealtyLink.org. I’ll review your list to get an idea of your preferences, discuss with you what your priorities are, and then suggest additional properties that might be of interest. Then we’ll schedule a day of viewings.
If you find a listing you’re interested in offline, you can look up information on it on the Internet. Almost every active listing has an MLS number which you can enter into the search field in either of these web sites, or in your favourite search engine, in order to bring up the details of that property.
How do I Make an Offer?
The offer is a legal contract between the buyer and seller and there is generally always a middle ground, in terms of price and conditions. My job is to find that middle ground, where both you and the seller are pleased with the agreement. We will include in the offer time for you to conduct inspections and acquire financing in order to complete the purchase. Every deal is different and good advice is extremely important at this stage of the process.
Should I use a Notary Public or a Lawyer?
I’m often asked whether to use a notary public or a lawyer to complete the purchase transaction. The answer is both are acceptable. Both are qualified and well trained in this procedure and will advise you as to what is required of you prior to the date of completion. Once the transaction is complete and the seller has their funds and you have title to the property, then you can take possession. Then it’s time for champagne!
